Price shock in Munich: rents for senior-friendly apartments are more expensive
These figures are shocking: up to 250 euros more when seniors pay who want a special apartment tailored to their needs. This is shown by an offer analysis by the Immowelt portal. The difference between normal and barrier-free apartments is most evident in Berlin, Hamburg and Bremen. In Munich the rents are usually astronomical anyway, the age surcharge is lower. Nevertheless: For many seniors, every euro hurts when they spend more.

Doris P. is unlucky and lucky at the same time: Although the 77-year-old suffers from the consequences of a serious accident, she can no longer walk properly and even sat in a wheelchair for a while. Shortly before she got into this difficult phase of life, however, she moved into an apartment suitable for senior citizens – the als Cooperative property is also affordable. “I was very lucky,” says the Munich resident gratefully, who is a member of the “Intergenerational Living” association of the Munich-West housing association (WGMW). Because it only pays 9.38 euros per square meter in the Westend.
An analysis of the portal shows that the prices really go up if you want to move into a barrier-free domicile Immowelt of 14 German cities. The is on the Isar Senior surcharge “Only” at 90 euros. Explanation according to Immowelt: “In Munich, the most expensive city in Germany, the rents are so high that the premium is rather small in comparison.” Corona, it now shows, is another price driver.
For many people, however, the goal is to stay in their own four walls for as long as possible. This is basically possible even if it is not property, explains housing consultant Angelika Russ from the Competence Center for Barrier-Free Living. It is of course important for tenants to consult with the owner and find out about all possible courses of action. “And as early as possible.” It takes time to get an overview, apply for funding and take action. If that’s all without time pressure happens, the better solution can usually be found. Important question: “What makes sense in individual cases?”
Two examples: Before a stair lift has to be installed, handrails that are already screwed on on both sides help with an ascent. In the bathroom, additional handles on the washbasin or a toilet with a ceramic set higher up provide improvements. In the exhibition of the Competence center interested parties have the opportunity to look at options on site. And maybe also to lose inhibitions. According to Russ, accessibility is often associated with shame. “It is an added value for everyone.” Also for a mother who cannot bring the stroller into the house. Or an athlete who comes back from a ski weekend with a cast.
For Doris P. it was a blessing after her accident that her apartment was completely designed for senior citizens. “When I was in a wheelchair, I just got into the walk-in shower.” Or in front of the washbasin, under which there is free space. Non-slip tiles provide support. An elevator connects the ten parties in the cooperative building, in which all doors are wider. Details that make life easier. “For me it was all the salvation.” Her tip was therefore: Worry too!
