Toulouse: the 2021 Silver Pyramids reward the best buildings in the metropolis
Building, nature in the city, scalable housing, urban mobility …
“This competition explores the possibilities to meet the challenges of the city of tomorrow that is resilient, connected, sustainable and citizen”, explains Stéphane Aubay, president of the Federation of Real Estate Developers (FPI) Toulouse-Occitanie. This meeting is also intended as a response to the constant evolution of construction standards which are becoming more and more drastic and which developers must face.
Created in 2004 by FPI France, the competition has nine prizes and takes place in two stages. A regional level with the Silver Pyramids and a national level with the Golden Pyramids. “To participate, you must be a member of the federation,” says the president of the FPI. We have more than 500 members in the region, including around forty in Occitania ”. Another sine qua non condition to be announced, the projects must have recently emerged or are in progress.
Chaired by Annette Laigneau, assistant to the urbanization of Toulouse and vice-president of the metropolis, the jury, composed of about twenty people from the ecosystem of urban planning, construction, real estate and civil society, had to choose from among twenty-six projects in the running. “In Toulouse, we made the choice not to have any member of the FPI in the deliberation of the jury,” reiterates Stéphane Aubay.
Regional Grand Prize: Skyview
Located in the heart of the Montaudran district, it is the SKYVIEW residence, carried by the promoter Cogedim and imagined by the architectural firm Jean-Paul Viguier & Associés which won the regional grand prize. With its 114 housing units, 40 of which are in intermediate rent, the project is part of the development of the central square of Toulouse Aerospace. Around this square, Cogedim has also developed around 800 housing units, shops, restaurants, a UGC cinema, a medium-sized food store, offices and a multi-storey car park. End of work scheduled for November 2022.
Special Jury Prize and Low Carbon Building Pyramid
A true “forest residence”, the “Carré Flore” project by the builder Green City was unanimously favored by the jury. Signed by the firm Clément Vergely Architects, this 6,000 m2 project is virtuous, innovative, exemplary and participatory. Imagined as part of the NoWatt call for projects of the Occitanie Region, it is centered on innovation and experiments with a totally new construction method: a load-bearing wooden frame with concrete floors. This project also reduces CO2 emissions by 37% compared to a building classified level C1. Located at the ZAC Monges Croix du Sud de Cornebarrieu, the residence must be delivered in the first half of 2023.
Industrial Innovation Pyramid
In Saint-Martin-du-Touch, installed along the edge of the Touch, the Arboresens residence in Urbis in partnership with the Saint-Agne group won over the jury with the use of bio-based materials (Aude wood) and its creation of spaces and routes dedicated to green modes of transport. Its 122 homes, designed by KOZ Architecture and Agence C + 2B, are labeled E + C- (positive energy and low carbon buildings). End of the project scheduled for December 2022.
Commercial Real Estate Pyramid
Built in Balma, in the east of Toulouse, on a regional industrial wasteland transformed into a park, the telecoms big, Orange Tolosa, is the example of a type of renewal of the city on its own. Built by Pitch Promotion on behalf of Orange, this campus offers fourteen high environmental quality office buildings (18,840 m2), combining performance, sustainability and biodiversity. Inaugurated this summer, it allows nearly 1,250 employees to work “in the heart of nature”. More than two hectares, or 45% of the site, have been planted and developed into a park.
Pyramid of Urban Diversity
With its 208 accommodation units, its common room, its coworking spaces and its gardens, community life is at the heart of the student residence on Campus Saint Michel. Carried out by Bouygues Immobilier, the project was born from the rehabilitation of a 19th century building, located at 41 rue Achille-Viadeu, in Toulouse. Axel Lettelier, heritage architect in charge of the project, endeavored to preserve the soul of the site while preparing a project adapted to student life.
Responsible conduct of operations pyramid
Considered by the jury as the most representative project of its promoter’s CSR policy, Promomidi’s Urban Garden aims to create a space that goes beyond simple housing. Nestled in the heart of the eco-district of La Cartoucherie, this operation, with a total surface area of 9,103 m2, offers 130 housing units, spread over 3 buildings and 6 townhouses. A set, designed by Gaëtan Le Penhuel Architects & Associates, designed, organized and managed in a sustainable development approach. Project completion date scheduled for the first quarter of 2022
BIM & DATA pyramid
This award recognizes the most significant initiatives in terms of project digitization. Thanks to its operation called 252 Faubourg, Urbis Realizations places digital innovation at the heart of the realization and conduct of operations. Located in the Malepère suburb in Toulouse, this residential complex of 183 collective housing units spread over 6 buildings, also reconciles the dynamism of the city and the tranquility of the countryside. Delivered in several parts, the first tranche of the program is expected to be completed in December 2022.
Public Ghent Pyramid
This is the third pyramid won by the developer Green City. This time, it is for its Cours Saint-Cyp project located at 2 rue Joseph Vié, in the historic district of Saint-Cyprien in Toulouse. Praised by Internet users, among three projects selected by GRDF, Cours Saint-Cyp revisits the classical Toulouse architectural style. Signed by the firm Taillandier Architectes Associés, the residence is considered to be the most aesthetic operation.
