Prague 9 needs a new center Vysočany near the O2 Arena. He buys land
Prague 9 wants to have the construction in the vicinity of the Českomoravská metro station under control, which is why it has decided to buy land in the core of the future district, plan its development and, to a limited extent, adjust the zoning plan. He will then sell them to developers for construction in a completed urban study. However, the acquisition of land is not yet certain. The city district must be involved in the open sale mediated by Colliers. The estimated price is in the hundreds of millions of crowns.
“We have a chance to create a quality public space in synergy with what has already been built by private investors, and to give a new impetus to this part of the city, which is still ruined by old factories and is impenetrable to the inhabitants. We have experience with the Friendship Park, where the public gave us a mandate to buy land and complete it for the people. Now we want to build a new center, in which, as in Hamburg, the best architects with fresh ideas could participate, “said the Mayor of Prague 9, Tomáš Portlík.
Prague 9 is thus inspired by the HafenCity district of Hamburg. The northern German city bought neglected plots and created new city blocks on them. Architectural competitions were announced for individual houses, on the basis of which the city then sold projects to developers. The result is a modern district with buildings designed by the world’s leading architects.
“We have a chance to build a real city of short distances that combine opportunities for living, work and entertainment. At the same time, we would like to build a new center with a square, a school and other public functions. If the city district is actively involved in the creation of the central part of the development area, the match between the city’s needs and the project economy is disproportionately easier and faster than if it only corrects the investors’ ideas, “the mayor is convinced.
For the development of the entire locality, the city district has already had an urban study prepared by Qarta architects. This gives a sufficiently clear idea of the future shape of the territory. But Prague 9 wants to continue to discuss with the public what the new district should have. She has therefore prepared a questionnaire in which she asks citizens what they lack most in their surroundings and what, according to them, should be part of Emil Kolben Square.
