The city of Salzburg is renovating almost one million euros annually in the desolate apartments. A control office report criticizes the high construction administration costs. The city will therefore renegotiate with the non-profit GSWB.
The city of Salzburg owns around 1,700 apartments. These are managed by the non-profit housing association GSWB. Many of the apartments are showing their age and need to be renovated. Almost one million euros are available for this every year.
The city commissioned the GSWB with the renovation. The GSWB charges the city 10 percent of the renovation costs for the construction management – including the coordination of the craftsmen and the building supervision.
City councilor calls for new negotiations with GSWB
That is too much, criticize the municipal control office and the responsible resident councilor Anja Hagenauer from the SPÖ: “Proof of performance is very difficult. There is no such thing as de facto because the apartment is being renovated by a general contractor and the GSWB is the hatch, so to speak. Just like the control office, I say that negotiations have to take place here. That has to be a lot less. Namely appropriate to what is performed in terms of performance. “
From industry circles it is said that for renovation projects in which there is a general contractor who covers numerous tasks, the construction management costs are in the range of three percent. On the part of the GSWB, there are no comments on the ORF request. A spokesman only refers to a working group with the city on the subject.
