Three hundred cooperative flats will be added to Company News Brněnská Drbna
A complex with three hundred cooperative flats will be built in the southern part of the city of Brno. Yesterday, Brno councilors chose a designer who will prepare the necessary documentation for the construction in Přízřenice. According to city estimates, the construction itself will cost over a billion crowns and should make it easier, especially for young families who have difficulty finding their own housing.
The apartments, which will serve as cooperatives, will be built at Moravanská Street in Brno. According to the plan, these should be smaller apartment buildings combined with block buildings. The city of Brno has signed work contracts with Pelčák and partner architects for less than nineteen million crowns. “I am glad that the competition was won by such a highly renowned architect as Professor Pelčák. We are aware of the village character of Přízřenice, and therefore we will also discuss the form of construction with the local residents and the management of the city district, ” said the deputy for housing Jiří Oliva (CSSD).
The lack of parking spaces at the apartments will be solved by two new car parks and vertical parking in the streets. The construction costs are currently estimated at 1.25 billion crowns, but the exact part will be known only after the completion of project documentation. The flats will be created as part of the affordable cooperative housing program, so the cooperative is exposed to its members at cost prices. “Another advantage is that the construction loan will be taken directly by the cooperative, so that those who might not otherwise succeed in the bank will also get the flats. Possibility to apply for teams open to candidates, usually in half a year, ” added Oliva. The construction should be completed in 2026.
The construction of cooperative housing is planned for six locations in Brno. Apartments should relieve especially young families, who often do not reach for mortgages and their own housing is an inaccessible dream for them. Those interested in cooperative housing must meet several conditions, such as the age of thirty-six, must not own property and the monthly income of an individual or couple should range from thirty-five thousand to fifty thousand crowns net.
Housing situation in Brno
Brno has long been plagued by high housing prices. In the second quarter of this year, the price offered to apartments climbed to 113 thousand crowns per square meter. Even so, real estate sales skyrocketed. Most of the demanded flats are located in the Brno-střed district, as current prices from a person with an average Brno salary save a large flat of 53 square meters for almost twelve years.

In the last year, 220 more city flats have been added to Brno, which serve specific group inhabitants, such as low-income households, seniors and people with disabilities or young families.
