Twenty-five years ago, the first office complex in Michle began to grow
A new story of the site, roughly delimited by Baarova, Michelská and 5th May streets, began to be written a quarter of a century ago under the leadership of the development company Passerinvest Group, in 1996. more or less visible changes. And it is also growing.
“Our goal is to get a fully urban district from the locality. We also offer a number of interesting cultural, sports and educational events, open to the general public. The purpose of our work is to make people work and live here,” says Passerinvest Group founder Radim Passer.
Residence Oliva
The construction of Rezidence Oliva, a new residential project growing in the neighborhood of Park Brumlovka from January this year, should be completed within the limits of 2022. On the contrary, it is, as is customary in recent months on the Prague housing market, almost sold out long before completion. “Almost 90 percent of the units already have their owners. It makes us very happy that the apartments in Rezidenc Oliva are mostly bought directly by their end users, whether it is a family with children or young couples. It is often also a family investment in the future, when parents buy an apartment for their children, but until their adulthood they offer it on the market for rent. Specifically, investment buyers appear in Oliva in a number of units, “says Lenka Preslová, Sales Director of Passerinvest Group.
In the immediate vicinity of Rezidence Oliva, which has expanded the housing options within the BB Centrum complex by 72 flats, another building is being built in the second architectural style, only slightly smaller. It is called Olivka and after its completion it will offer premises for a kindergarten, a café and the public will also present a unique model of the Swiss railway. The studio A69 – architects – is the author and general designer of both buildings, whose shape – as the name suggests – evokes the fruit of an olive tree.
Work for a quarter of a million
In addition to the preparation and subsequent start of construction of a new residential project, a number of improvements and other building modifications took place in the BB Centrum complex, in which the Passerinvest Group invested a part in excess of the fourth crown from January 2020 to mid-this year. “In almost a quarter of a century, when we are gradually transforming the once ugly brownfield into a representative and sustainable Brumlovka district, we have been convinced many times that it is the investments that shape and add value to a given location,” says Radim Passer.
Thus, for example, Želetavská Street passing through the northern part of the complex was revitalized, where traffic was calmed down, which in turn will lead to an increase in pedestrian safety. The original asphalt on the sidewalks was replaced by a Prague mosaic, the street was covered with stone paving. In addition to the aesthetic aspects of these surfaces, they do not accumulate heat in the summer months and, moreover, better rainwater infiltration into the soil. New relaxation and residential elements were also installed, especially wooden benches in the walking part of the street, and the space was planted with mature trees.
As part of the revitalization in this part of the BB Center, a new rest area was created next to Baar’s Park, which stretches at the foot of the tallest building in the complex, seventeen-storey Philadelphia. In the vicinity of the newly reconstructed administrative Building B, new relaxation zones with greenery, benches and a water feature were built, among other things. A new staircase was also built to the footbridge leading across the busy Vyskočilova Street. Benches beneath it were treated, as well as a convex mirror showing whether the bus around the corner was approaching a stop. The benches were also treated for other bus stops and some were supplemented with a roof.
Practical and relaxing elements have also been added to Brumlovka Square. Swings, tables with high chairs and deck chairs are now waiting for children or adults. They are constantly undergoing revitalization and green areas in the parks, the dog meadow in the Brumlovka Park has been supplemented with new agility game elements, a nebula has been added to the children’s zone, and the outdoor athletic stadium has also been improved. In addition to modifications in the exterior of the complex, there were also several revitalizations within the administrative buildings, the fitness and wellness center Balance Club Brumlovka also underwent a complete renovation.
