The Prague Development Company (PDS) prepared a project last year to prepare a project for the construction of about 330 flats on municipal land in Dolní Počernice. We demand a city council on this on Monday. Some time ago, they approved the preparation of other apartment buildings in Vršovice, Smíchov, Palmovka, Ládví and Zlíchov. PDS was established by the city for this purpose.

The city-owned land is located between Českobrodská and U konečně streets. Based on Monday’s decision, PDS will complete the preparation of a tender for the designer of the first part of apartment construction. The project with 330 apartments has a gross floor area of ​​about 27,500 square meters and PDS would like to have a zoning decision to build at the end of 2024.

“Because it is a complex area, the construction will take place until the end of the next election period,” said Adam Zábranský (Pirates) after the meeting of the council for housing. According to him, the costs of the project are now estimated at about 365 million crowns, but in reality they will be higher. “I think there will definitely be an increase in the budget,” he said. He added that in addition to the plots intended for the first part of the construction, the city also owns the neighboring ones, which are even larger.

We approved another project of urban housing construction. This time in Dolní Počernice. There will be 300 apartments and space for services. This is the first stage, the second has even more potential. We are working on this with Petr Urbank from PDS for the support of colleagues @Adam Zábranský AND @Hana Kordová Marvanová.

At the last meeting, the councilors approved several other similar plans. PDS apartment building projects prepared on the site of the current car park at the Ďolíček football stadium in Vršov, between Smoušov, Štefánikova and V Botanice streets, at the Palmovka metro station and on the southern edge of the Ďáblice housing estate and on the slope at Nový Zlíchov Street. The PDS will then prepare the construction of a kindergarten on the plot from Sicherova Street in Prague 14.

Other projects

On Monday, according to Zábranský, the council also approved two subsidies for city districts for the construction of apartment buildings. The first with 20 apartments will be in Sliven. “The city district is also holding an architectural competition, so the resulting project is also architecturally beautiful,” said Zábranský, adding that the town hall will contribute 65 million crowns. According to him, the project already has a building permit.

The city will give another 180 million crowns to Prague 14 for the reconstruction and extension of a house for the elderly, the councilor said. He added that the city district has applied for a grant from the Ministry of Labor and Social Affairs, so about a third of the money should be returned after its approval by the municipality.

Prague councilors further release funds from the Affordable Housing Development Fund (FRDB). Almost a quarter of the money will be used for the reconstruction and extension of a home for the elderly in Prague 14 and the construction of an apartment building in Prague-Sliven with twenty apartments.

So far, according to earlier information, the municipality has entrusted PDS with land with an area of ​​about 419,000 square meters with a market value of 2.94 billion crowns. The role of the DSO should be to prepare projects on urban land and will be in charge of the approval process until the zoning decision and the building permit. They will be built in special forms, ie also in cooperation with the private sector, cooperatives or construction communities.

The aim is to increase housing construction in metropolises and speed up project preparation, which now often lasts more than ten years. In recent years, Prague has been facing a housing crisis and high housing prices.
