VIENNA

Glimpses of the hotel Vienna closed for 15 years – Chronicle

Sugar Mizzy October 4, 2021

The Vienna hotel, in piazzale D’Annunzio

Splendid location, because it is in piazzale d’Annunzio, the Vienna hotel. Gaze on the garden city, gaze on the sea. But despite these characteristics, this hotel of about thirty rooms has been closed for over 15 years. But now something is moving because a citizen professional who has always been in the real estate sector, Adriano Bianchi, with his family, would have entered into a compromise with the property a few weeks ago, a family from Padua. The figure at stake is not known, but to definitively close the deed it will probably be necessary to wait for the beginning of the year …

The figure at stake is not known, but in order to definitively close the act it will probably have to wait for the beginning of the new year. Also because everyone is waiting to have a precise picture of the new rules regarding hotel renovations, which have yet to go through the city council. And it seems that some details should also be filed and agreed with the Region: therefore condhotel and residence.

The possible ‘renaissance’ of the Vienna hotel, which also has an apartment on the top floor complete with a canopy and uncovered, has not passed over in silence, also because it arrives by return of post from another hotel that has changed in the past few weeks property: namely the Lido that forms the corner between viale Zara and viale Trieste. The latter hotel – here too there is only a compromise – was purchased by the current president of Vis Pesaro, Mauro Bosco from the Matteucci family from Pesaro who lives in Rome.

There is an unexpected ferment around these often dilapidated structures that dot the seaside area – also due to the possibility of the 110% bonus being granted to disused hotels. Because another hotel like Sporting in via Nazario Sauro – the owners are from Rimini – is becoming a destination, in recent weeks, for people who go to visit the structure to make assessments. The Sporting, among other things, also has a building capacity on the area currently occupied by the swimming pool. Another hotel, among other things, five meters from the beach.

The building engine of the city remains the construction of the two apartment blocks on the former consortium at the port. Everything blocked. To understand how this story will end, it will be necessary to wait until October 26, when the experts will present their answers to the technical questions posed by the Port Authority to the judge. Why can the operation become a flywheel? Because the Israeli-American investors (a 25% stake is in the hands of Renco), have also been consulted for other building matches that have been on the table for at least a couple of years. The first is the operation that involves the entire block of Bramante, a building-connection between via Rossini and viale della Repubblica. The Israelis were ‘called’ and involved because the British investors who had found shore in the city with William Guerra left the operation. A closed game, this, for which a new consortium is sought. But the Israeli fund could only be interested in the operation if the former consortium at the port is unblocked.
