Real estate from the Hungarian average salary? We can save so much time in the border counties of Hungary
The correction following the coronavirus crisis was made with high probability of differences between rural and metropolitan properties. The average price per square meter of second-hand properties advertised in an agglomeration may exceed rural supply prices by up to one and a half times.
According to the analysis of the real estate advertising portal, the rate of national price increase is on average 5.2%. However, according to some real estate market forecasts, further price increases in the domestic real estate market are expected by the end of the year.
But how many monthly average earnings does a property in the border counties make and how long should it be saved?
Nearly half a million forints per square meter on average in each county
There is no question that the agglomeration surrounding the capital is the most expensive region in Hungary compared to the average prices per square meter. In Budapest, according to ingatlannet.hu statistics, the average square meter of a property in the previous month was 811 thousand forints (2,266 euros). In contrast, the whole survey of smaller settlements in the agglomeration costs on average HUF 489 thousand per square meter (1 366 euro) requested by advertisers.
In the market outside the capital, the supply prices of Győr-Moson-Sopron county prove to be one of the most expensive based on the average prices of the county. Real estate at the same level as the national average price has increased by an average of 9.2% in recent months, bringing the average price per square meter at the county level to almost half a million forints.
If you are planning to buy real estate in some of these regions, you will certainly have to save a considerable amount of money. Second-hand houses in and around Esztergom cost approximately HUF 30 million (EUR 83 850) with the average net earnings of the first half of the year measured by the CSO in the county – ie by HUF 281 thousand (785 calculated as a house with a garden can be covered by a total average salary of roughly 9 years. Real estate prices are the lowest in the Northern Hungary region
