Near the most photographed monument in Toulouse, stands a new residence with 226 apartments

The advanced site. Within two years, the residence of the Cour du Dôme will become a reality, near the most photographed monument in Toulouse : the Dôme de la Grave.
Delivery in 2023
A stone’s throw from the Duomo, there are 226 accommodation units as well as a tourist residence Adagio with 114 rooms, shops and services over 1000 m2, over a total area of 25,000 m2 , which will see the light of day.
Friday 1uh October 2021, the first stone was symbolically laid. Along the rue du pont Saint-Pierre, Saint Cyprien district, it is a gaping hole that has now replaced the building of the old Claudius Régaud Institute. A successful bottom hole, still rise the walls of the residence whose delivery is announced for 2023.
226 units in total
The real estate complex will therefore offer 226 housing units, from 2 rooms to 5 rooms, of which 50% are social housing and at controlled prices.
In return, the residence will also offer luxury apartments. A 231 m2 duplex apartment was thus put up for sale for the sum of 1.6 million euros.
“He will have the best view of Toulouse”, promised Jacques Rubio, Managing Director Kaufman & Broad Grand Sud-Ouest, responsible for production and marketing, at the time of sale.
Luxury apartments
The residence also includes 85 housing units with a price set between 5,000 and 8,000 euros per m2. The surface of the terraces of these luxury apartments is between 60 and 100 m2. They will offer a view of the Dome, the quays of the Garonne or the Abattoirs.
An underground car park with 420 spaces will also be made available.
“Diversity project”
“This is the diversity project because in this residence, it is possible to access quality services for 3500 euros per m2 against 7000 euros per m2 for the same type of services found in this sector of the city usually ”, estimated Friday Jacques Rubio.
Decried project
In recent years, the project designed by the architect Pierre-Louis Taillandier failed strong reactions and was the subject of an appeal from an association which denounced a building “out of proportion”.
Opponents believed he was going to “distort the neighborhood”.
Friday 1uh October, the mayor of Toulouse, Jean-Luc Moudenc, a defeat all the criticisms:
In recent years, we have heard that here we had a project which consisted of building luxury apartments for wealthy people to the exclusion of everyone else. An argument carried by a municipal opposition who believed that we are for the gentrification of the city. The reality of this operation is that we are there with a perfectly balanced mix.
“Saint Cyprien remains Saint-Cyprien”
I continue :
“There is 50% social housing here at controlled prices where the law requires 25% social housing. If the community had let things happen, there would have been neither social housing nor affordable housing. Saint-Cyprien remains Saint-Cyprien. It is a district which has a tradition of social diversity and there is no question of calling into question ”.
“It will integrate harmoniously”
On the respect and enhancement of this heritage that constitutes the Dôme de la Grave, the mayor is against those who believe that the project will disfigure the perspective on the Grave, from the banks of the Garonne:
The architectural signature of the project respects and highlights the heritage of our city and blends harmoniously into the Toulouse landscape.
La Grave evolves
La Grave is an emblem of Toulouse and its dome will become, after a renovation to the tune of 9 million euros, a cultural place with exhibitions in spring 2022. It is a site that will be enhanced thanks to a new green breakthrough, a path that did not exist and which allows us to access the Raymond-VI garden. When the construction of the dome is finished, we will extend the existing green space since after a long legal struggle, we have recovered the abominable Nanta pavilion.
