However, a number of projects that boast close to the Vltava will expand in the coming years, not only with the Rohan City of the Sekyra Group, but also with the Prague Marina Nova consortium Daramis and Lighthouse Group, So-Ho from Cresco Real Estate and Port7. , the implementation of which is the company Skanska. And it is certainly no coincidence that the last three named have a common domicile: Holešovice.
In recent years, Prague’s Holešovice has been one of the districts whose popularity among Prague residents and visitors to the metropolis has risen sharply. They have a clear ambition to become the second Karlín in terms of attractiveness. This is evidenced by the change that is evident here at almost every step. All you have to do is go to the Stromovka game reserve or the Holešovice market complex, visit DOX, walk along the waterfront, take a look at the Vnitroblock…
The Port7 project, which Skanska is building near the Troja Bridge in the former industrial zone, will face the river, with its back to the track and not far from the Holešovice railway station. However, entering this part of Holešovice is nothing new for her, on the corner of Plynární and Argentinská streets three years ago she completed an office building called Visionary.
Port7 will also largely perform administrative functions – in the first three cases, the completion of which is planned for the second quarter of 2023, approximately 35,000 square meters of office and retail space will be available to tenants. The DAM.architekti studio is signed under the design of the three glass towers.
But it will definitely not be just here for work – a piazza conceived as a service center is accessible between the buildings of the emerging public. “We are building Port7 for both tenants and residents of Prague. Public space will be an important part of it, which is why we pay maximum attention to greenery, small urban furniture, gastronomic offers and sports activities, ”says project manager Martin Machů. The developer also lives up to the name of the project – a dock for small ships and boats is being built on the river bank.
Prague Marina for the third time. Now Nova
Prague Marina Nova is the third stage of the Prague Marina project, gradually growing along Jankovcova Street in the places of the original Holešovice port. The first buildings, fulfilling residential, retail and office functions, were completed here at the turn of 2008 and 2009.
“We were inspired by the successful and world-famous transformations of port districts, such as HafenCity in Hamburg or London’s Docklands, when creating the project. And we are convinced that life in Prague Marina Nova, the construction itself is currently underway, will be an extraordinary experience not only for residents, “said Martin Vachek, director of Daramis, on the occasion of the laying of the foundation stone.
Prague Marina Nova, whose architectural design is the LOXIA studio, will look at the events around it from a height of eight to ten floors. Completing construction, comprising 151 residential and six retail units, the developer is working in mid-2023.
Instead of Tesla, create a SO-HO
In Dělnická Street, just a few steps from the Libeň Bridge, another development project is being prepared, which will contribute to the transformation of the former industrial area into a new residential location. “Holešovice is the only district in Prague with a similar atmosphere as SoHo in New York, where the name of the district originated from the abbreviation South of Houston Street. When looking for names, we were therefore inspired by a similar logic – South Holešovice, ie SO-HO, “says Martina Jašková, media representative of Cresco Real Estate.
In the first stage, representing the reconstruction of the former headquarters of the Tesla company, which remained one surviving building in this industrial area, SO-HO offered 148 flats. The launch of their sales is planned for the beginning of November. “The second and third stages, designed by the Qarta architecture studio, will be the construction of a new residential block towards Tusarova Street. A green space will also be built inside the complex, “adds Marina Jašková. In total, up to 550 housing units should be built on this brownfield.
Fear of living by the water? No way
“For several years now, we have been literally leaving the hunt for flats, especially new ones, in Prague. So if we used to witness a certain shyness about buying flats in locations close to the water, today this is not the case. Concerns about large waters are basically gone, even considering that flood protection measures have been implemented in the capital, “says Jiří Kučera, director of the Prague company Luxent – Exklusive Properties.
“Any new apartment today is judged primarily in terms of whether the buyer ‘dares’ its price – the standards offered are generally acceptable and in the specific location of the building, buyers more or less rely on the authorities to know what they help in permitting. After all, as is translated among Israeli developers who work on many projects by the Vltava River in Prague, the most interesting plots have always been those by the water, “adds Kučera.
