In Mühlbach (Pongau), a new apartment hotel is once again causing a debate about possible second homes. While there is a construction freeze for such projects in Lech (Vorarlberg), further holiday apartments are being built in Salzburg, which international customers can buy.
The apartments were sold to investors, and the Salzburg SPÖ is again warning against second homes. The new apartments in Mühlbach have been advertised on the Internet as a particularly attractive investment. The interest of the buyers was obviously great, now the apartments are rented out to vacationers.
The municipalities say they think carefully about such projects, SPÖ nature conservation spokeswoman Karin Dollinger. “After many years you will have real second homes – in the case of Mühlbach the whole thing will be in a five-story complex, which will shape the townscape for decades.”
“Area dedicated as a tourist area”
It is difficult to get loans for hotels, the houses need investor models for financing and the use is touristic, argues Hans Harlander, co-partner of the project. “Around August we had 90 percent occupancy of the beds with vacationers. Of course, this also has an impact on the community, which then has a positive effect, because it is always about 160 beds in the center of the village. But even that is actually not enough. In fact, we need more revitalization in town, ”Harlander emphasizes.
The building was approved by the current mayor’s predecessor. The incumbent mayor Anna Reitinger (ÖVP) is also trying to dispel concerns about possible second homes. “There are fears of this kind, but the area in question is dedicated as a tourist area. And you have to control that, ”says Reitinger.
Critics warn against continuing the investor model
As long as there are dedicated building sites and politicians do nothing, the construction of holiday apartments according to the investor model will continue, critics also warn.
