Fines for illegal holiday rental adjusted after Council of State agreement
We hand out high fines for illegal holiday rentals. This is to keep Amsterdam liveable for everyone. The Council of State has ruled that these fines sometimes do not match the seriousness of the violations. That is why we adjust the fine amounts.
Tourist rental of a house or part of a house can be a lot of money in Amsterdam. But too much holiday rental and rental in bed & breakfasts has a negative effect on the quality of life in our city. Moreover, housing is very scarce in Amsterdam: the housing that is there must be used for living. That’s why we have rules for holiday rentals. Anyone who does not comply with these rules can expect a hefty fine.
New fine amounts
After the agreement of the Council of State, we have made adjustments to ensure that the amount of a fine is better related to the seriousness of an infringement. The increase in fines in several cases is now also different. These are the new amounts:
- Renting out to tourists without living there yourself: € 21,750
- Viability violations: €11,600 (was €21,750)
- Administrative regulations: €8,700
Examples of liveability violations are: renting out to too many people, renting out more than is allowed, and at a bed & breakfast residents who do not sleep in the house themselves when there are tourists. Administrative regulations are, for example: renting out without a permit or without mentioning your registration number in an advertisement.
