Registration obligation tourist rental: we are going to carry out
From October 1, 2021, we will set up the national registration obligation for tourist rental homes in Amsterdam. A missing registration number in advertisements. Fortunately, registration is a breeze.
If you run a Bed&Breakfast (B&B) or provide a holiday home with a temporary home, you must have a permit for this and – since 1 April 2021 – also a separate registration number. Furthermore, it is mandatory to state that registration number in each publication of an advertisement with which you provide a home for a tourist stay. Landlords have been given six months to arrange this: we will start enforcement from 1 October. Landlords who have their affairs in order avoid a fine of € 8,700
Three types of rental
The registration obligation applies to:
- Holiday rental
- Bed & Breakfast in part of a house
- Short-stay rental (temporary residence for, for example, foreign employees/expats)
In addition to the registration obligation, you also need a permit from the municipality of Amsterdam. For holiday rental every time you rent out the house, you must also report this to the municipality of Amsterdam.

In a short time, offering housing for tourists has become very popular. But the letting did not always go according to the rules and has led to nuisance and housing withdrawal that can reduce the quality of life for local residents and the availability of homes for Amsterdam residents.
Thanks to the national registration system, we can better help prevent this. With the registration numbers we can more easily check that properties are not rented out too often and that landlords have the correct permit.
Platforms cooperate
As a landlord you are responsible for your permit, for your publication registration number and for the mentions themselves in all publications and advertisements. In all places where you have a property for tourist rental, you as a landlord must take action yourself if they do not yet show a registration number. Well-known online platforms, such as Airbnb, Booking and Expedia, are actively cooperating with the registration obligation. For example, you will no longer be able to place advertisements without registration numbers and existing advertisements without that number will be removed. You must also always mention the registration number in other places, such as your own website and in Facebook advertisements.
