Another ugly corner of Prague will undergo a transformation. This time in the Garden City
Thanks to the new residential complex, the offer of new housing on the northern edge of the Garden City will expand by almost 140 flats of various layouts and sizes. And due to the vastness of the land, which is lined on one side by a noise barrier, there is also a sufficient place for maintained, publicly accessible greenery, playgrounds and sports fields and a dog park.
The intention of both the investor and the architects was for the new building to naturally complement the various diverse buildings and to have a friendly effect on its inhabitants and visitors to the complex. The apartment building is therefore divided into three sections, which together form a U-shaped object. Each section will have its own entrance and a vertical communication core with a staircase and an elevator. The common space for all will be an underground floor designed for parking spaces, cellars, carriage houses, technical rooms and other necessary facilities.
“The architectural design of the house is based on clean, straight lines and additional shaping of the facades using receding balconies and the overlap of the attics of the top floor. The last two above-ground floors out of seven are recessed and separated in color, which adds to the appearance of the whole house, ”Jana Mastíková from the LOXIA studio, who is the author of the design, explained the appearance of the new building.
It’s not just about apartments
The project includes landscaping, the aim of which is to create a pleasant, relaxing environment within the inner courtyard and the adjacent dog park. In the inner courtyard, private fenced areas – gardens – belonging to individual apartments will be defined, the remaining space will then be publicly accessible within a specified period of time. For a family with children, there will be a playground with game elements, athletes will certainly appreciate the multi-purpose playground, which is created at Ostružinová Street in the east of the complex.
However, the architects and the investor did not forget about the dogs and their owners – a dog park will be built on the site of the current dog meadow, including benches and wooden pergolas with seating. The new apartment building place.

Studio LOXIA, like the development company VIVUS, has many years of experience with residential construction in Prague. For example, the Suomi Hloubětín residential district of the YIT developer, Terasy Břevnov from Neocity Group or the Emil Kolben District of Skanska Reality bears the handwriting of the studio’s architects.
