Prague wants to have better supervision over the construction of the new Smíchov City district

The first stage is to be completed in 28 months. The company estimates the total cost at 20 billion crowns, the district should be completed in 12 years. The project has four stages.

Almost 400,000 square meters of residential, administrative, commercial or public space, including a kilometer-long pedestrian boulevard, are being built on the site of the former freight station. Its axis will intersect the silhouette of Prague Castle. The project also includes a school and green areas.

The first stage of the district will be built by a consortium of Strabag, Aspira Construction and Instalace Praha. “The first city block will be built at the intersection of Za Ženským domovy and Nádražní streets. 195 housing units will be built here, of which over 60 percent of our owners will be built in the first six months since the start of sales, ”said Leoš Anderle, Director of Sekyra Group. As he further stated, an office building with an area of ​​10,000 square meters and another apartment block with 210 apartments will follow.

In the southern part of the almost kilometer of pedestrian boulevard, a commercial district (business district) will be built in the second stage of the project, including a campus for Česká spořitelna with a total area of ​​130,000 square meters. At the same time, the entire boulevard will be completed and the developer will begin construction of park areas.

This service also includes infrastructure and transport investments. A parking lot for buses and more than 1,000 cars will be built next to the Smíchov train station. At the same time, a substantial part of the traffic from today’s Na Knížecí bus station will be transferred to it. This investment, which is being implemented by the capital city of Prague, requires more than 2.5 billion crowns. At the same time, the railway administration will modernize the building of the Smíchov railway station and its surroundings for approximately three billion crowns.

The city of Prague now wants to enter the project intensively. For a better coordination of all further steps and a faster agreement, the key owners establish an association in which the capital city and the city district of Prague 5 will enter. Thanks to this, planning in the long run will be easier.

“The aim of the association is to build a new modern Prague district, and such construction is associated with the coordination of all projects from various investors. To do this, it is necessary to define the main tasks, such as identifying the main problems in the territory or setting up effective cooperation between Prague, city districts and key owners, “described the reason for the association’s mayor’s deputy Petr Hlaváček (TOP 09 and STAN).

The association will be founded by Sekyra Group and Česká spořitelna NHQ, which owns the largest part of this territory. The entry of the capital and the city district of Prague 5 into the association will strengthen the role of Prague in terms of development, transport and other public interests in this locality, such as the construction of a primary school.

“I welcome the effort to coordinate all planned plans in this area, which will be the least dynamically developing locality in Prague in the coming years,” added Adam Scheinherr (Prague to Himself), Deputy Mayor for Transport. “The new city district will be complemented by important transport structures – the modern Smíchov terminal, which will enable the interconnection of railways, metro, trams and buses and will also offer sufficient capacity for cars in the intercept parking mode, reconstructed tram lines and, more broadly, the new Dvorecký bridge. The new association will serve for effective communication between all actors from the public and private sectors. “

According to him, it is important that there is a consensus among all actors on the development of Smíchov. The process of changing the zoning plan has already taken place on the territory of the Smíchov railway station. The background study is approved by the capital, the city district of Prague 5 and its own land.

Coordination of all projects will help faster and better construction of not only apartment buildings, but also, for example, the Smíchov Terminal, which will be an important transport hub for Prague. We can thus be inspired by the preparation of Smíchov in the development of other localities, such as Bubny or the Žižkov Freight Station, “added Ondřej Boháč, director of the Institute of Planning and Development of the Capital City of Prague. of Prague.

Sekyra Group has been operating on the Czech real estate market for more than 20 years. It currently manages projects with a total support of over one million square meters. For example, it built the headquarters of Česká spořitelna, Nestlé, T-Mobil, Skansky or the National Technical Library.

In addition to Smíchov City, its other major investment is the new Rohan City district, which is located on the border of Karlín, Invalidovna and Libeň. Another investment is the Žižkov City project, where a residential area will be created on the land of the former freight station. At the same time, the developer, in cooperation with Prague, is to revitalize the historic station building, which will have a predominantly public function and which should also include the National Film Archive.
