The contributory organization Pražská developerská společnost (PDS) develops from a team that worked for over a year at the Institute of Planning and Development (IPR). Urbánek’s main task will be to start the construction of city apartments.
In the first phase, PDS is preparing land for construction intended for Praguers, for whom housing is unavailable under current market conditions. These are mainly key professions for the operation of the city, but also various forms of supported housing for seniors or single mothers. So far, IPR has selected 11 localities where the city owns land suitable for housing construction.
These are, for example, plots in Černý Most, Horní Počernice or Vršovice. “The goal for next month is to prepare projects so that they can be discussed in land or construction proceedings, and at the same time meet the requirements for economy and functionality,” said Urbánek.
PDS, financed from the city budget, are similar to commercial development companies. “In the first years of its operation, a budget of 10 to 15 million crowns per year is expected, mainly to ensure normal operation. Each major expense, for example for larger project work, will be approved separately. The construction can then be carried out in its own ways, including cooperation with the private sector, ”explained Petr Hlaváček (TOP 09), a councilor for territorial development.
According to him, if all goes well, two or three projects can reach the building permit phase per year. In addition to the preparation of its own residential complexes, PDS should also cooperate on projects where, for example, intensive communication and cooperation between cities and a private investor is required or where problem areas in terms of infrastructure or property need to be addressed.
