At the Nové Butovice metro station, the development company Trigema is preparing the TOP TOWER multifunctional high-rise buildings. According to initial estimates, the investment costs will amount to CZK 2 billion. The state should start in 2021, then work will take another three years. Investor Trigema promises that the project will not encroach on the protection zone of the city’s monument reserve.
TOP TOWER will be connected in Prague 13 to the new almost kilometer-long local pedestrian zone, which leads from the Nové Butovice metro station through the central Sluneční náměstí to the Hůrka metro station. The article will stand almost in the vicinity of the already implemented project of the Cyberdog technology and information center, the sculpture of David Černý Trifot or the SMART Trigemy residential complex, which includes a gallery focused on contemporary modern photography in the Czech Photo Center.
The building, which reaches a height of 135 meters, will offer a publicly accessible viewpoint at the highest point of the building, where the visitor can be transported via a skip lift. Almost the entire perimeter of Prague will be visible from the viewpoint, from Prague Castle starting through the National Theater, Vyšehrad and Zbraslav. “We have been preparing the TOP TOWER project for more than two years and the final version was preceded by eight variant solutions. Out of protection zone
The building itself, anchored at a height of 125 m, will be intended for rental housing, on the lower floors there will be offices and a multifunctional cultural center connected to a publicly accessible roof garden. On the ground floor and the second floor, there will be mainly shops and service establishments. In the underground, there will be capacity parking spaces, which will be shared with the general public in order to use these all day long.
The investor, which is the development company Trigema, also counts on the certification of the TOP TOWER building with the LEED Gold certificate. It will be an energy-efficient building, at the same time the project being prepared will be outside the protection zone of the city’s monument reserve and outside the area with a ban on high-rise buildings. Furthermore, from the point of view of Prague, it is located in such a way that it will not be visible from the majority of places in the city center and thus the historical panorama of the city will not be disturbed.
The TOP TOWER project also includes the revitalization of the public pedestrian zone between the two entrances and exits from the Nové Butovice metro station. He is also preparing a new parking house at the intersection of Petržílkova and Bucharova streets with a capacity of 380 parking spaces. It should stand within 200 meters of the project and replace the existing capacity of 60 parking spaces.
