Proven Prague locations Smíchov and Michle attract real estate companies to other office projects, despite the still limited desire of companies to move to new headquarters. The owners of office buildings rented 11 percent fewer offices in the last quarter, about 45,000 square meters. More than a third of the so-called new leases were only renewed contracts of existing tenants.
Combined office and residential project A hitherto unknown investor, represented by the Qarta Architektura design office, wants to build Na Valentince. It is now the authorities to assess the project for the construction of two buildings on the site of the brownfield of the former depot on the corner of Na Valentince and Svornosti streets. The investor plans to start the construction of more than eight thousand meters of offices and thirty flats in eight and eight years next spring. While the apartment building is to be built as a new building, the office building will completely retain the existing depot, as a new building with seven floors.

An even larger office project is being prepared at Budějovická in Prague 4 by the real estate agency Opal Real, which belongs to the Viennese companies Kara Handelsgesellschaft and Eximpol Industriewarenhandelsgesellschaft. According to the investor’s intention, the project, which is not yet called the Budějovická Administrative Center, is to consist of one high-rise building with a total of 20 square meters of floor space.
“The intention is to complete the natural and logical structure of the immediate area, supplemented by the missing corner, and to create a dominant feature as a counterweight to the tallest building in the locality – Erste Bank’s headquarters with twenty floors,” says Opal Real in the environmental impact assessment (EIA) documentation. ). The company plans to build the construction from 2014 to 2016.
