Ekospol: Prague 9, Prague 5 and Prague 4 districts offer the most new apartments in Prague
PRAGUE (MEDIAFAX) – Currently, the largest number of new apartments in development projects with 50 or more apartments is in the Prague 9 district, followed by Prague 5 and Prague 4. This is the result of an analysis of the Prague residential market for this quarter of the summer year, which in published on Monday by the company Ekospol.
In Prague 9, the developer offers a total of 1,720 new apartments, in Prague 5 there are 1,544 new apartments available, and in Prague 4 there are 1,103 apartments available. According to Ekospol’s monitoring, the supply of flats does not include only completed flats, but all new flats that developers offer in the prices of all their housing projects. The total offer of apartments in Prague, including those “on the Pope” and in various phases of construction, reaches 6,824.
“In particular, the city districts of Prague 4, Prague 9 and Prague 10 have the largest amount of quality land, very good urban amenities and good transport accessibility to the city center. That is why they are so popular among developers, because the best way to meet the demands is on modern and affordable dwelling,” declared the general editor and chairman of the board of the development company Ekospol Even Korec.
On the contrary, at the very end of the range, in terms of available apartments, the center of the city is located in the urban districts of Prague 1 and 2, a location with a minimum of vacant land suitable for the construction of Prague 6 and 7.
From the point of view of sales, the supply of new apartments corresponds surprisingly well with the real demand. From the beginning of this year to the end of this quarter, Prat Developmentei sold the most apartments in Prague 9 (674 apartments), Prague 5 (422 apartments) and Prague 4 (318 apartments). The threshold of two hundred sold flats is exceeded by the city district of Prague 10 (217 flats), which, according to Ekospol, has great development potential ahead of it.
It is not surprising that the fewest apartments were sold in the center of the metropolis. “Apartments in the center of the city are simply more expensive. In the current salary, 50,000 crowns per square meter including VAT is the limit of the price that buyers are willing to accept. Ask for it dwelling in a quiet location with very good transport access to the city center. Anything expensive seems to be stoned to them,” remarked Korec.
As a result of the number of apartments sold and sold in individual city districts, Prague is divided into three main development areas. The answer to this is then the apartment in the planned development projects with 50 or more apartments, which the developers intend to put up in the future according to the EIA database. A total of 58 new development projects are currently under construction in Prague, which should provide a total of 15,905 new apartments.
The largest number of apartments to be built can be found in the Prague 9 and Prague 10 urban districts (3,781 and 3,656 new apartments, respectively). It is followed by the Prague 4 district with 3,249 apartments and Prague 5 with a future supply of 2,725 new apartments. On the other hand, in the center of the city, that is, in the first and second district of Prague, there is currently no development project with 50 or more apartments. It is similar to that of Prague 7, where only one is prepared. According to Even Korek, only less than half of the completed projects will actually be implemented. “Due to the economic recession, half of the developers who do not build from their own financial resources will not reach the necessary level. I estimate that no more than half of the prepared projects will not reach the implementation stage at all,” estimated Korec.
